House in Kensington

NENMAR designed the complete reconstruction of this private residence in Kensington, London, including a new basement extension that significantly expands the home living accommodation beneath the existing footprint.

The project was driven by three key principles: space, light, and a sense of retreat from the city. Rather than relying on walls to define rooms, changes in floor level are used throughout the house to create a sequence of distinct yet connected spaces. Carefully considered level changes establish different atmospheres and functions, from the sunken sitting room and bar area to the more expansive entertaining and living spaces, creating subtle transitions between programmes while maintaining visual openness.

A sculptural spiral staircase forms the centrepiece of the home, connecting the various levels and drawing natural light deep into the plan. At basement level, landscaped courtyards bring daylight and greenery into the lower-ground accommodation, transforming spaces that might otherwise feel enclosed into bright, welcoming environments.

The connection between architecture and landscape is a defining feature of the project. Full-height glazing throughout the living and dining areas opens directly onto private gardens and courtyards, ensuring a constant relationship with nature from every principal space within the house.

The material palette is restrained and timeless, combining oak joinery, honed stone flooring, and polished plaster finishes. These natural materials provide warmth and texture while allowing the architecture and spatial composition to take centre stage.

The completed home includes a bespoke double-height library, open-plan kitchen and dining spaces, a sunken sitting room, home cinema with tiered seating, bar and entertaining areas, and a series of landscaped courtyards integrated within the basement extension.
